Proper construction is key to a long-lasting building. Inspecting the envelope every 2-3 years protects against water and UV damage. Always address small cracks and leaks immediately, before they grow into major repairs requiring structural work.

Start With a Proper Foundation

Almost every premature building failure traces back to the foundation, not the structure above it. A correctly sized, well-drained footing spreads the load of the building and prevents the walls above from cracking and settling. Skimping here is the single most expensive mistake an owner can make.

  • Excavate to firm, undisturbed bearing soil before any concrete is placed.

  • Size footings and reinforcement to the real loads the building will carry.

  • Compact and drain in layers — never pour over loose or saturated ground.

Get the Structure Right

Framing and structural sizing are not the place to trim a budget. Members that are undersized, over-spanned, or poorly connected will deflect, crack finishes, and telegraph problems through the whole building within a few seasons. Build to the engineer's drawings, not to the cheapest bid.

Protect It With a Sealed Envelope

The roof, flashing, and cladding are what keep everything else dry. A properly detailed and sealed envelope blocks wind-driven rain and vapour, dramatically slowing the decay that leads to rot, mould, and failed insulation. Re-inspect it every few years and repair small failures immediately.

Fix Small Cracks Immediately

A hairline crack in a wall or slab is cheap to trace and repair today and expensive to rebuild around later. Most cracks are telling you something about movement, drainage, or load. Investigate the cause, fix that, and then make the repair — patching the symptom alone just buys a few months.

The 50-Year Maintenance Habit

Buildings that last are not lucky, they are looked after. Clear gutters twice a year, check flashing and sealant annually, keep drainage running away from the foundation, and have the structure inspected every few years. That routine costs little and adds decades.
